Farmington Land Use Committee Meeting

A.    Zoning and Subdivision Issues:

 

The following items were discussed in the June 16, 2005 Plan Commission meeting.  The Plan Commission would like the opinion of the Land Use Committee on the following issues.  The Land Use Committee thoughts are advisory only:

 

1.     Annual number of reviewable lots (to be explained at the meeting)

2.     Rezoning rural residential subdivisions based on land use. Presently, many residential subdivisions are zoned agricultural, but the actual use is residential.  Should these residential lots be zoned to residential, with the use of additional language for limiting animals, or should they be left as agriculturally zoned land?

3.     Creation of a Farmland Encouragement District, the purpose being to provide incentives for farmers to either stay in farming or entice people to get into farming (to be explained at the meeting).

 

 

B.    Mapping Recommendations

 

Question: Should lots in a Residential District be limited to a Preferred Growth Area identified only around the perimeter of the Boltonville, Fillmore and St. Michael’s areas, or should they also be located around existing subdivided areas of the Town of Farmington.

 

C.    Land Use Mapping Recommendations

 

In the next five years, what should the Town of Farmington’s Future Land Use Map look like? The Future Land Use Map may include any of the following land uses:

 

1.     Size and location of the Preferred Growth Area for property that should be zoned Residential, recommended at this time to require 1½ acre lots

(Please Note: The Town Plan Commission is considering the allowance of Country Estates Zoning with a recommended minimum lot size of 3 acres anywhere in the AG zone, subject to a certain number of lots final platted each year).

2.     General location of any type of commercial land use

3.     General location of any type of industrial land use

4.     General location of any publicly acquired lands devoted to recreational, open space, or preservation of environmentally sensitive type uses.

5.     Any other land uses not identified in this list that should be on the map.
